From Land Owner to Home Owner

Our structured process takes you from vacant land to a completed single or double storey home in just a few steps.

Confirm Your Eligibility

You must own a titled, vacant block of land in metropolitan Victoria valued at $400,000 or less. You'll also need 5% of the construction price in liquid funds as your deposit. Both owner-occupiers and investors are welcome.

Structure the Finance

You contribute your 5% deposit. ZPP contributes up to 15% of the construction cost as shared equity. Your lender provides the remaining construction loan. On a $500,000 build, that's $25,000 from you, $75,000 from ZPP, and $400,000 from your lender.

Sign & Build

You sign a building contract with a ZPP-appointed builder. Construction begins on your single or double storey home with a target completion within 6 months.

Move In & Maintain

Once built, you own the property outright in title. ZPP holds a proportional equity stake. Your ongoing obligations are simple: maintain the property in good condition and keep it insured.

Exit on Your Terms

When you're ready, choose one of three exit pathways to fully own or transition out of the arrangement — on your timeline.

Sell the Property

Sell on the open market for a full exit. Leverage the market value and realise capital gains — shared proportionally with ZPP — and transition out of the arrangement.
